How Our Construction Service Works

We prepare a detailed bill of quantities (BoQ) and cost estimate for all required materials plus transportation costs. Once you approve the budget, we can purchase the materials on your behalf, or you can purchase them independently.

We prefer you allow us to purchase the materials on your behalf to ensure:

  • Correct materials are bought at fair market prices – We use vetted suppliers and compare quotes so you get the right products (correct grade, spec, and warranty) at competitive rates. Bulk buying and supplier relationships often secure discounts you wouldn’t get shopping alone, and every purchase is documented with invoices for full transparency.
  • Time savings since you don’t have to run around suppliers – Our procurement team sources, negotiates, orders and coordinates deliveries for you. That saves you dozens of hours of trips and calls, speeds up the build schedule, and frees you to focus on decisions that matter most.
  • Reduced risk of delays due to missing or wrong materials – We plan deliveries to match the construction schedule, inspect materials on arrival, and keep buffer stocks for critical items. This prevents work stoppages caused by incorrect or late supplies and makes on-site progress more predictable and reliable.

However, if you prefer to purchase the materials yourself, we fully support that option. In such cases, we provide you with a detailed bill of quantities (BoQ) and guide you on what to buy and when, while we handle the construction and supervision.

Logistics fee per delivery

When you allow us to purchase materials on your behalf, we charge a small logistics fee per delivery, usually KES 5,000 – 10,000, in addition to the cost of materials and transportation.

This fee covers:

  • Time and oversight – Our team spends time sourcing, supervising loading/unloading, and ensuring materials are properly stored on site to prevent wastage or theft.
  • Supplier vetting and quality checks – We personally verify that the right materials are delivered, in the correct quantities and quality, before they are accepted on site.

By charging per delivery, you only pay for the actual logistics effort required. This model is transparent, flexible, and often cheaper than percentage-based fees.

Wherever possible, we group materials together into fewer trips, which reduces both transport costs and logistics fees.

Our priority is to keep your costs low, avoid unnecessary trips, and make sure every delivery contributes directly to steady progress on your home.

Labor and supervision fees

Having taken care of all materials, transportation costs, plus logistics fee, the only expense remaining is labor and supervision fees.

We charge a fixed daily rate for supervision and labor, taking into account who is on-site, what they do, and how long they’ll be there.

Every project is unique, meaning we can’t propose a general figure. This will be misleading. We can overcharge you and you end up spending more than is necessary. Or we can undercharge you and our company ends up making a loss. So, we analyze each project in great detail and give you a well-calculated amount for labor and supervision.
